Parental Responsibility and Your Responsibility as an Owner

We realise that this
site is very heavy on information about pool safety
and would like to thank you if you have already
taken the time to look at some of the other pages.
We also realise that in this
economic climate, any additional money
an owner spends on their villa must provide a financial
benefit to make it a worthwhile purchase. We hope
that the information below will at least start to convince
you that not only will one of our fences provide both you
and your guests with small children peace of mind, it can
also be a very worthwhile investment.
We
genuinely believe that a pool safety fence is one of the few
things that you can purchase which will actually make you
money in increased holiday rental income.

Actual Increases in Rental Income on Two Villas with a
Removable Safety Fence
These are actual booking
details, not illustrative examples.
As you can see from the graphs below,
since the safety fence has been
installed, almost 60% of the rental income at Villa 1 and
almost 70% of rental income at Villa 2 has come from guests
who have asked for the fence.
Put another way, in Villa 1, the fence will have been used
43 weeks out of the 73 weeks booked, and in Villa 2, the
fence will have been used 16 weeks out of the 25 weeks
booked:- |

These figures are from 2
villas located on the outskirts of a resort.
-
They are not located
on a golf course with great views of the greens
-
They are not located
particularly close to the beach
-
They ARE getting great
returns on their investment!
Even if you assume
that, say, 50% of the weeks booked by guests wanting the fence
you would have filled anyway, the figures are still
impressive:-
-
Villa 2 - on a fence costing around
€2000,
it has paid for
itself twice over in less than a year.
-
Villa 1 - the
fence cost
€1500
in December 2008, so in
less than 2 years, it has made a profit of at least
€10,000.
Below are graphs showing how having one of our fences
installed has impacted on bookings:- |
|

 |

 |
|
As you can see from the
graphs, since having a safety fence installed, bookings on
both villas have increased; in the case of Villa 2, they
have almost quadrupled!
Although there are undoubtedly other
factors involved in this significant increase in holiday
rental income, the fact that
between 60 and 70 percent of these bookings were from families requiring
the safety fence reinforces what we are saying about the impact
having a safety fence has on bookings.

Things you need to be aware of as a Villa Owner
who Rents out their Property to Holidaymakers:-
|
-
Children can drown in less
than 2 minutes
-
There is often no warning,
no splashing - they simply sink to the bottom of the
water and die in silence
-
Statistics show that pool
safety fencing can reduce the chance of a child drowning
by 95%
-
Drowning is the second
leading cause of unintentional death for children under
5
-
Spain is part of the
European Child Safety Alliance and has recently made a
commitment to place more focus on the prevention of
child injuries, particularly in the area of water safety
-
In 2010, the Spanish
Ministry of Health has adopted the Water Safety
Guidelines for Recreation Service Providers which
include the recommendation that pools at villas or
apartments rented out for holidays should have 4 sided
isolation fencing with a self-closing gate

In addition to the peace of
mind a pool safety fence will give both you, the owner, and
any guests you may have with young children - investing in a
removable pool safety fence can actually
make you money!
Please take a few moments to

Investing in a Pool Safety Fence to Increase Rental
Income
Yes, this is an obvious
sales pitch, but it's also a valid claim that we can
back up with evidence from our own villa bookings.
Over the last couple of years we have benefitted from
the experience of renting out our own villa without
having to rely on a property management company to look
after both the property and our guests.
Here are 10 important things we've discovered:-
-
The worst type of
guests can very often be family and/or friends!
-
Next on the list of
no-no's is groups of adults in their 30's/40's -
they very often spend the majority of their stay
drinking, the result of which can be unnecessary
damage to your property.
-
The most sought after
guests for us are
families
with young children - they are much less
likely to consume copious amounts of alcohol and on
the whole are
more
respectful of your property.
-
Families with young
children are not restricted to taking their holidays
in the peak school holiday periods and as such are
the best
bookings to aim for to fill those all-important
off-peak weeks.
-
Families with young
children tend to be very safety conscious,
especially with regard to swimming pool safety.
A removable
safety fence is something which more families are
looking for when they rent a private villa/apartment
with a pool.
-
Since installing our
pool safety fence in November 2008,
bookings on
our villa have increased by almost 60%, from 51% to
80% during a period where many owner's
bookings were down due to the lack of flights to
Fuerteventura and the overall economic climate -
our fence
has paid for itself many times over.
-
Since the beginning of
June 2009 to the beginning of September 2010,
our villa
has not had a single full week vacant - that's 56
weeks booked out of a possible 65, or 86% booking
rate, with the gaps only being due to
different changeover days.
-
Of these bookings,
almost 60%
have required the safety fence.
-
Some of our villa
reviews have shown us how important having the
safety fence has been for our guests. In fact,
many families have said
that they would not book a villa with a pool if it
doesn't have a safety fence.
-
We have been in the fortunate
position where we have had enquiries for our villa
for dates already booked where
people have
specifically been looking for a property with a safe
pool and which we have been able to
pass on to
those owners who have already invested in one
of our pool safety fences.

Get Extra Bookings WITHOUT actually buying a Safety
Fence
One of our customers reported
that he had gained 2 bookings he otherwise wouldn't
have got just from advertising that he would soon
have a safety fence installed - his fence had
already been paid for from bookings before he paid
us!
Another of our customers
has found that he has been able to charge guests extra
for the use of the fence, further reducing his outlay.
We are so confident of the
impact a pool safety fence has on bookings that we are now offering:-
-
A fence hire option
- advertise your villa with a safe pool (we provide
the photos), let us know when you have a family
requiring the fence and pay a hire charge of only €5
per panel per week. (Please note that you would need
to pay a one-off small initial cost for the fence to
be installed).
-
A buy now, pay
from bookings option - pay 50% up front,
then pay the remainder in 3 or 4 instalments only as
you need the fence.
-
A discount
option - purchase the fence outright and
benefit from substantial discounts.

The Responsibility of Parents and your Responsibility as
an Owner who Profits from having a Swimming Pool
The
majority of injuries in swimming pools happen to
children. The death of a child or the terrible
consequences of brain damage leave a wake of anguish,
guilt, frustration and unending suffering for the
parents, grandparents and caregivers of these children.
The media has a tendency to imply that these tragedies
only happen when parents have been irresponsible,
negligent and uncaring and haven't lived up to their
role as loving parents. There is simply no escape from
the constant reminders and unending heartbreak.
And the sad part about this assault on the grieving
parents is: IT IS SIMPLY NOT TRUE.
If you have ever been a parent you know that children
can be little escape artists, capable of disappearing
acts from time to time. If you are not a parent, think
back on your own childhood. Chances are you can remember
having escaped a parent’s side at some time. No parent
can watch a child every second and the unfortunate fact
is that these accidents can happen in mere seconds.
For this reason, we should recognise that even the most
vigilant parent can lose sight of a child and for that
reason the care of children should be shared by society
and by the people and companies that make a profit in
the swimming pool industry.
Whether we agree with it
or not, to a certain extent, everyone in society is
charged with looking out for other people’s children in
some way at some time.
-
We have to slow down
in school zones: we don’t simply tell parents that
they must hold their child’s hand all the way from
home to the school door.
-
We have to stop for
school buses when they are letting children off: we
don’t simply tell parents they have to ride the bus
themselves with their children.
-
We have to keep
dangerous objects such as knives away from the lower
shelves in shops: we don’t simply tell parents it is
their obligation to hold both of their child’s hands
at all times.
-
We have to build
hotels with windows that cannot be opened by
children: we don’t simply tell parents to make sure
their child doesn’t fall to their death.
It is no different with
swimming pools. In the pool industry, the guiding
principle is embodied in the phrase 'LAYERS OF
PROTECTION'. Depending on the situation, different
people and different companies owe a duty to provide a
layer of protection to a child in a pool. The principle
is that if one layer of protection breaks down, another
should be in place to safeguard the swimmer. If that
second layer breaks down, then another safeguard must
come into play. The number and type of layers of
protection depends on the nature of the pool.
-
The first line of
protection is easy to see. It is the child’s
custodian, whether it is a parent, a babysitter, a
teacher.
-
The second layer of
protection should be an isolation, or safety fence
which blocks off all access to the pool from both
the house and garden - this is the safety solution
recommended by the Water Safety Guidelines adopted
by the Spanish Ministry of Health.
-
Other layers of
protection may include an alarm fitted to the house
doors and/or the pool safety gate - this would sound
if a door or gate was to be opened.
-
safety cover
-
rescue device
-
signage
-
phone
